As a member of the Global Real Estate & Facilities (GREF) team overseeing corporate office space – this position will lead Design & Construction (D&C) projects in the AMER region. This role combines team leadership with deep design, project management, and construction management expertise, while maintaining a customer centric approach. We seek a Design and Construction Manager who demonstrates proven success in a fast-growing real estate organization delivering large scale corporate office projects on time and on budget.

This role is responsible for project management and leadership over a portfolio of construction projects ranging in size from $20k-$20MM within a US-based geographic territory. The emphasis of this position will be renovations in existing Amazon corporate facilities along with some new space expansions and tenant improvements. This role provides direct project management services on some projects along with oversight of project management team members on others. This role manages designer and contractor performance to ensure timely completion, compliance with cost requirements, organizational standards and other requirements and regulations.

The successful candidate will deliver projects from feasibility and budgeting through design, construction, and operational turnover. The optimal candidate will be comfortable operating on both strategic and tactical levels, while acting as a visionary, an internal ambassador, educator, analyst, solutions architect, and implementer simultaneously.

This role collaborates with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization and sequencing of requests all within the set parameters. All of this is accomplished by building strong project teams that thrive and excel through collaboration.

Key job responsibilities
• Accountable for overall project delivery and coordination with project stakeholders such as EH&S, Sustainability, Procurement, Legal, Tax, Compliance, and Finance teams.
• Meet with a variety of leaders and stakeholders to learn about their business and deep dive to help teams define project parameters, and take accountability for quality, cost, and timely delivery
• Oversee end-to-end project lifecycle, including cross-collaboration between project managers, architects, consultants, contractors/ subcontractors, IT/AV, strategic planning and facilities managers. Ensure decisions are made at the appropriate level and Amazon’s priorities are the driving factor.
• Develop project mechanisms to gather complex and nuanced project requirements and to help drive successful site selection for new sites.
• Ensure appropriate resources are allocated to complete the projects in accordance with the strategy.
• Oversee the total portfolio of projects within your team to ensure timely completion, efficient use of resources and successful handover of space to end users.
• Guidance of design, including but not limited to specialty equipment and infrastructure needs, space-plans, finishes, etc.
• Guidance of construction, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors

- 7+ years of project management, real estate development, architecture/design experience
- Bachelor's degree
- 8+ years of experience required in one or more of the following areas: construction or engineering project management, real estate development, or relevant architecture/design experience
- 5+ years of experience managing multiple projects across numerous sites, and regions

- Bachelor’s degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline; OR alternative to a degree, an additional 10 years of relevant professional experience.
- Strong stakeholder management and communication abilities, with the ability to influence cross-functional teams.
- Excellent written and verbal communication skills with a proven ability to synthesize complex ideas into well-constructed project plans.
- Keen understanding of sourcing/procurement, building systems and maintenance, vendor management and customer service.
- Comfortable with legal terms and structures for standard commercial contracts and leases.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $81,200/year in our lowest geographic market up to $181,600/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
